Why conventional construction delays production

A brick and concrete building is built in sequence. Foundations, then columns, then curing, then walls, then roof. Each step waits for the one before it, and concrete waits for nobody.

A prefab building runs two jobs at once. While your foundation is being cast on site, the frame is already being cut and welded in our workshop. The steel arrives ready to bolt together. The Metal Building Manufacturers Association puts total project completion for metal building systems at 30 to 50 percent faster than other common construction methods.

Weather matters too. Concrete work through a Punjab monsoon or a Sindh summer slows down. Bolting a steel frame does not.

Columns obstructing your storage layout

This is the complaint we hear most. A conventional shed puts columns through the middle of the floor, and every column costs you rack positions, turning space for a forklift, or a clean production line.

Clear span means no internal columns between the side walls. The frame carries the roof from one side to the other. For a warehouse, that is the difference between a layout designed around your operation and a layout designed around somebody’s columns.

Factory sheds

Production space where the frame has to carry more than its own roof. Crane loads, service runs and equipment supports are designed in from the start rather than bolted on later.

Workshop sheds

Smaller spans for maintenance, fabrication and repair work, usually with good natural light and wide access doors.

Storage sheds

Covered space for material, finished goods or equipment, where the specification is driven by weather protection and cost per square foot.

Agricultural sheds

Poultry sheds, dairy sheds and grain storage. These have requirements the industrial versions do not, mainly ventilation, insulation against heat and a wash down friendly interior. In Punjab a poultry shed lives or dies on how well it holds temperature through summer, so panel choice matters more here than anywhere else.

How It Works

Pre Engineered Buildings in Pakistan

A pre engineered building, or PEB, is a metal building system in three coordinated layers: primary framing of hot rolled tapered steel columns and rafters, secondary framing of cold formed purlins and girts, and an envelope of roof and wall panels. Each layer is engineered to support the others, which is why the system is lighter than a conventional steel frame carrying the same load.

Design follows the Metal Building Systems Manual for the building system and AISC for the structural steel members.

What this page covers, and what it does not. A prefab shed is the structure and the envelope: frame, roof, walls, gutters and doors. If you need the finished working building with floors, services, utilities, drainage and civil works included, that is industrial building construction, which is a wider scope. Many buyers ask for a shed when they actually need the second one, so be clear which you are pricing.

Structure and Materials

Primary frame of steel columns and rafters, tapered so the section is deepest where the bending moment is highest. Secondary frame of purlins and girts in Z and C sections. Z and C purlins are typically designed to span 12 to 25 feet simple span, and up to about 35 feet where the members are lapped to make the run continuous. Bracing systems, base plates and anchor bolts complete the structure.

For sheeting, corrugated steel sheets are the economical choice. Colour coated sheets last longer and look better. Sandwich and insulated panels cost more and are worth it where temperature inside matters, which in Multan or Sukkur is most of the year.

Galvanized components follow ISO 1461 for hot dip coatings. Gutters, downpipes, flashings, eaves and ridge details are where sheds leak, so we detail them properly rather than treating them as accessories.

Standards

Clear Height Is Not Eave Height

Ask for the wrong one and you will discover the problem after erection.

Eave height is measured to where the wall meets the roof. Clear height is the usable space underneath the frame, and it is always less, because the rafter has depth and the roof has a slope. On a wide span the rafter at mid span can be considerably deeper than you expect.

This matters most if you plan to put in overhead cranes for your shed. The crane needs hook height, and hook height comes off clear height, not eave height. Tell us the heaviest load, the lift height and whether a crane is coming, even if you are buying the crane later. Designing the frame for it now costs a fraction of strengthening it afterwards.

Process

Designing for Wind and Seismic Load

A shed is a large light structure, which makes wind uplift the load that governs, not weight.

The Building Code of Pakistan Seismic Provisions, developed after the 2005 Kashmir earthquake and later carried into the 2021 Building Code of Pakistan, divide the country into five seismic zones. Anchor bolts and base plates are sized against the calculated uplift and lateral reactions for your zone, and the foundation has to be designed for those reactions by someone who has your soil data.

A drawing that worked on a plot in Sheikhupura is not automatically valid in Balochistan. Confirm the zone for your site.

Erection work brings duties under the Punjab Occupational Safety and Health Act 2019, which covers work at height, scaffolding and lifting operations.

How We Design, Fabricate and Erect

1. Site survey. Plot dimensions, access, orientation, soil information and what the building is for.

2. Design. Span, eave height, bay spacing, roof slope and loading including any crane.

3. Fabrication. Primary and secondary frames made in our workshop, then surface treated.

4. Delivery. Sequenced so the erection crew gets members in the order they go up.

5. Erection. Frame set out, plumbed and aligned as it rises.

6. Sheeting and finishing. Roof and wall panels, gutters, downpipes, flashings and doors.

Prefabricated Sheds & Buildings FAQs

Faster than conventional construction, because fabrication and foundation work run at the same time rather than in sequence. The actual figure depends on size, span and site access, so we give a dated schedule with the quotation.

Large spans are possible without internal columns, and the practical limit is set by cost rather than engineering. Beyond a certain width the frame gets heavy enough that one row of internal columns becomes the cheaper answer. Tell us your width and layout and we will show you both options.

Usually on total cost, once you count the time your space is unavailable. On steel alone the comparison depends on span and specification.

Yes, and it is far cheaper to design the frame for the crane now than to strengthen it later. Tell us the capacity and span even if the crane comes in a later phase.

Yes. They cost more than plain sheeting and are worth it where internal temperature affects the product, the process or livestock.

That depends on your soil and the calculated column reactions. We provide the anchor bolt layout and the reactions the foundation must carry, based on the building design.
